Reliable Tasks Pros LLC provides residential property services including:

• Home Watch reporting
• Short-term rental turnover support
• Handyman and minor repair services
• Irrigation troubleshooting
• Exterior upkeep
• General property maintenance

Services are limited to non-regulated handyman and maintenance work as permitted under Florida law.

We are not a licensed general contractor, plumbing contractor, electrical contractor, HVAC contractor, mold assessor, or home inspector.

Any services requiring specialized state or local licensing will be referred to appropriately licensed professionals.

2. Home Watch Disclaimer

Home Watch services consist solely of visual observation and reporting at the time of the visit.

Reports reflect conditions observed during service only.

Home Watch services:

• Do not guarantee prevention of damage
• Do not replace homeowner insurance
• Do not guarantee detection of hidden issues
• Do not prevent mechanical failure
• Do not guarantee protection from weather, theft, vandalism, mold, pests, or unforeseen events

Clients remain responsible for maintaining adequate insurance coverage.

3. Short-Term Rental Support Disclosure

Reliable Tasks Pros LLC provides operational support services only.

We do not provide:

• Real estate brokerage
• Leasing representation
• Rent collection
• Booking services
• Licensed property management

Unless separately contracted and legally authorized.

4. Estimates & Pricing

• Estimates are non-binding until approved in writing.
• Final pricing may vary if unforeseen conditions are discovered.
• Additional work requires client approval.
• Pricing and availability are subject to change.

5. Payments & Deposits

• Payment terms are listed on invoices.
• Deposits may be required prior to scheduling.
• Payment is due upon completion unless otherwise agreed in writing.
• Late payments may incur fees.
• Services may be suspended for non-payment.

6. Cancellations & Rescheduling

• Cancellations must be made with reasonable notice.
• Same-day cancellations may be subject to a service fee.
• Deposits may be non-refundable depending on scheduling and material purchases.

7. Property Access & Safety

Clients agree to provide safe and reasonable access to the property.

Reliable Tasks Pros LLC is not responsible for:

• Pre-existing damage
• Structural deficiencies
• Code violations
• Hidden or concealed conditions
• Unsafe property environments

We reserve the right to refuse service if conditions are unsafe.

8. Limitation of Liability

To the maximum extent permitted by law:

Reliable Tasks Pros LLC shall not be liable for indirect, incidental, consequential, special, or punitive damages.

Total liability for any claim shall not exceed the total amount paid for the specific service giving rise to the claim.

9. Third-Party Referrals

When licensed contractors are recommended:

• We do not guarantee their work.
• We are not liable for third-party performance.
• No partnership or agency relationship is created.

10. No Warranties

All services are provided “as is” without express or implied warranties, including warranties of merchantability or fitness for a particular purpose.
